BEACHFRONT NEW BUILD SHOREHAM BY SEA

As skilled house builders with a love of contemporary design the brief for this new build house was an ideal fit. We had to build this ultra modern house from the ground up, employing our high levels of craftsmanship while utilising high end technology. This one of a kind, new build is situated on the highly desirable and exclusive Shoreham Beach front in Sussex. During the build we had to ensure we were operating safely in a global pandemic while delivering the project within a market that is experiencing huge challenges concerning shortages of materials, labour and logistics. But, we were very pleased with the result, and justifiably proud of our team of luxury house builders on the completion of another beautiful project.

Positioned right on the beach, with stunning coastal views, this bespoke new build house is the perfect home for the keen surfer and is affectionately referred to as the Surf House by its owners. On the ground floor there is a 1,000 square foot living/cooking/eating room with 11m long sliding glass doors giving a full view of the beach. Perfect for entertaining, the space is so large that there is plenty of room for a ten seater dining table as well as sofas and armchairs around the modern pod-like fireplace that is suspended from the ceiling in one corner. While the minimalist kitchen area occupies the whole of the opposite corner. Above the kitchen island (with integral sink unit) there is a unique lighting installation featuring a beautiful piece of live-edge timber. The separate areas of this single room are tied together by the ultra smooth microcement flooring. To preserve the clean lines of the space, there is a separate utility room with made to measure units.

This luxury new house build features a 400 square foot master bedroom with a feature bath. South facing, floor to ceiling, sliding glass doors allow uninterrupted sea views. The room also has a private balcony, walk-in wardrobe, and ensuite. A further three guest bedrooms each have their own ensuite bathroom; plus, there is also an additional guest toilet. All internal doors are full height and made of solid timber. The staircase is one of a kind with LED underlit wooden treads and a glass balustrade. Additional lighting is supplied by electrically hardwired skylights for ease of control.

There is underfloor heating throughout the new build with MVHR (Mechanical Ventilation with Heat Recovery). As eco-friendly house builders, this is of particular interest to us. The system provides fresh filtered air with a minimal loss of heat from the building making it much more energy efficient. Other green features only found in new build houses of this quality, are the solar operated glazing system with internal blinds, along with PV panels that have battery storage, and 2 Zappi car chargers. The driveway is also SUDS compliant which stands for Sustainable Urban Drainage System. It means the surface is porous, allowing water to drain through to the ground beneath, which helps with the problems associated with excessive rainwater run-off.

Outside, the large garage (with bedroom above) has a metal clad apex roof and is quite striking in the way that it juts out from the house onto the dark drive at the front. To the side of the property, there is an outdoor shower for rinsing off the seawater after a dip. To the rear, the South facing garden overlooks the beach itself. Although known as house builders, we can also take care of the landscaping on our new builds. Here we built a large wooden deck the width of the house, and created raised beds for a range of plants to form a low barrier with the beach.
